Our Let Only
service has been designed for landlords who feel they are able
to manage their own properties.
Our Let Only
service includes advising landlords on the rental market in
general and providing an accurate valuation for your property.
We will then
advertise your property to ensure it benefits from maximum
exposure. We believe that our marketing
of your property is second to none and are confident you will be
impressed.
We accompany
all prospective tenants on visits to your property.
All
prospective tenants will be assessed and credit checked by a
professional referencing agency so you can rest assured that
only suitable tenants are recommended for your property.
We produce
the tenancy agreements and arrange for them to be signed by both
you and the tenants. We then hand over to you and you will be
the tenants’ first point of contact.
We organise
and negotiate the renewal of the tenancy once the original
tenancy period has come to an end.
Our full
management service includes all of the service provided by the
Let Only service but we are with you every step of the way.
We will
collect and chase the rent every month, and produce a monthly
statement showing all income and outgoings, and inspect the
property at regular intervals.
We are the
first point of contact for tenants’ maintenance issues and we
always ensure that any problems are dealt with quickly and
efficiently. We have spent years developing a rapport with
excellent tradesman and contractors who have demonstrated an
ability to get the job done at very reasonable cost.
However, we
are happy to use firms specifically requested by you to deal
with any maintenance issues at your property.
Please bear
in mind our management service does not include dealing with
Insurance Claims which would be charged separately
Landlords who opt
for our Let Only service will pay 9% commission in advance for
the duration of the tenancy and any subsequent tenancy renewals.
Those who prefer the managed service will pay a monthly
commission of 14% and this commission will be deducted from the
rent.
These fees will also be subject to VAT.
There may be other costs involved, such as an annual gas safety
test (a statutory requirement), or electrical appliance test.
We are
particularly proud of the way we are able to market your
property. This however does not mean we are complacent and we

property details are seen by the right people.
